A single contract covering every stage from the initial feasibility survey right through to decoration, snagging and handover. With a standard build you would typically engage an architect for design, then a builder for construction, then separate trades for electrics, plumbing, plastering and finishing — each with their own contract, their own timeline and their own accountability if something goes wrong between stages. With design-to-finish, one team manages the whole thing, so there are no gaps between trades, no arguments about who is responsible for a defect found at handover, and no juggling multiple phone numbers if something needs attention.
With design-to-finish you need one contract. We manage all trades, timelines and quality control, and you receive a single invoice structure with staged payments tied to project milestones. You have one point of contact throughout — the same person who scoped your feasibility visit is still involved when the build is running on site and when we carry out the handover. If anything needs attention, there is no question of who to call.
We serve proper written notices on affected neighbours in the statutory form, explaining the proposed works and the timeline. If a neighbour objects — which is their right under the Act — we appoint a Party Wall Surveyor to act as an independent third party, and the surveyor determines the scope of work that can proceed and any protective measures needed to the neighbour's property. We manage the entire process, including any negotiations, surveyor fees and the final award document. If a neighbour formally objects, the process is handled through the Act — we manage it all, so you do not need to.
We do. We submit the Building Regulations application, provide the structural calculations and specification, and coordinate site inspections at each key stage — foundation and steelwork, first fix services, insulation, and completion. We correct anything flagged by the inspector before it becomes a hold-up, and we ensure you receive the completion certificate at handover. That certificate is essential if you ever come to sell the property, since mortgage lenders and conveyancing solicitors will ask for it.
Minor adjustments are usually possible without significant cost or delay, particularly to finishes, fixtures and layout within the structural shell. Major changes that affect structure, scope, planning consent or Building Regulations approval are assessed for their impact on timeline and cost, and we communicate any changes and their implications to you before proceeding. We would rather tell you early that a change will add cost or weeks than surprise you at the final invoice.
Payments are staged against completed milestones rather than calendar dates, so you only pay for work that has been finished and inspected. The typical structure is: a deposit of around 10% to cover initial design and approvals, then 30% on completion of the structural work, 20% at first fix (services roughed in), 25% at second fix and finishes, and the final 15% on completion, final inspection and handover. The exact percentages are agreed in the contract and tied to specific, verifiable milestones.
