The two are often confused, and they need completely different fixes. A genuine leak shows as dark, often irregular water stains that appear after rain, sometimes dripping through the ceiling at a specific point where water has found a route through the roof. Condensation appears as damp or misted patches on cold surfaces — typically the underside of the roof felt, the rafters, the tank lids or the corners of the loft — and tends to be worse in winter or in poorly ventilated spaces. We diagnose the difference properly on-site using moisture meters and by tracing the water path, because treating a leak as condensation (or vice versa) means the problem simply comes back.
Many roof and loft repairs are covered under standard buildings insurance, particularly when they result from sudden, accidental damage such as a storm or a fallen tile. Wear and tear, long-term neglect and gradual rot are typically excluded, which is why insurers often ask for evidence of when the problem first appeared. We provide the kind of detailed report and fixed-price quote that insurers require — including photos, a diagnosis of the cause, and a scope of works — and we can help you understand whether your specific policy is likely to respond before you claim. Check your policy for emergency work cover and any excess.
We aim to attend emergency call-outs within 24 hours, and we prioritise active leaks over scheduled work because an unchecked leak can cause serious damage in a very short time. When you call, we ask a few key questions about the nature and location of the leak so we can arrive with the right materials. If we cannot get to you the same day, we will always tell you honestly what the realistic timeframe is rather than over-promising.
We work around existing insulation wherever possible and only remove boarding where it is necessary to access the problem area. If boarding does need to come out, we protect what we can, carry out the repair, and reinstall the insulation and boarding cleanly afterwards — including replacing any sections we have cut, so the loft is left at least as well insulated as before. Where repairs reveal that the insulation is inadequate or damaged, we will flag that and quote separately for bringing it up to standard.
Often yes — for many loft repairs we can work from roof ladders and harness systems, which are faster to set up and less disruptive than scaffolding. Scaffolding is needed for more extensive or structural work, such as re-roofing sections, replacing large areas of timber, or working at height on a steep pitch where a ladder and harness setup would not be safe. We advise on the approach during assessment and factor any scaffolding costs into the quote rather than surprising you mid-project.
Yes. Every repair begins with a written assessment that sets out what we have found, the likely cause, the recommended works and a fixed-price quote. You approve the quote before any work starts, and if anything changes once we are into the job — for example, opening up a section of timber reveals more rot than expected — we stop, explain, and agree the additional cost in writing before proceeding. No work begins without your approval.
Every project is backed by our core promises.
1–2 year term depending on scope of repairs.
